I am wondering what Real Estate Investors here use for their business financial software? Quickbooks?
Any feedback would be appreciated.

If it’s simple enough, I usually create the software in an Excel spreadsheet. While that may sound extreme, it gives me a much better understanding of what is actually being calculated and allows me to customize for any type of deal. For example, if I want to evaluate a potential SFR rental deal, I have a spreadsheet itemized for purchase price, closing costs, amount borrowed, estimated rental income, various monthly expenses, etc. Of course, I would have to already know what formulas to use before I could write it. There are a few spreadsheets in the ‘files’ section in Cashflow Houston. I ran across a real estate calculator that you may find useful. It's simple but not bad for free. It depends on what you are trying to evaluate. What type of REI financial software were you looking for? Just something to keep track of your balance sheet? - Jake

Thanks for the reply. I'm looking more at accounting software, I guess. I am pretty adept with excel so I have a sheet set up with the various variable to help analize properties. My first inclination is to also use a spread sheet for the accounting end also, but was wondering if some off the shelf products are better, and worth it.

I do bookkeeping & Accounting for small businesses & I have used Quickbooks for sometime now & it work great. It worked wonderfully for a real estate investor client that I had. George, I have been operating as a small C-Corporation for over a year and a half. I've learned a great bit about bookkeeping and Quickbooks Online. I hired my mother and sister to assist in the bookkeeping. The learning curve has been steep and I thought one of the things we could do is help other small business owners.
