What do you find is the biggest challenge(s) in your real estate investing? Please share your experience with us.

Hey Weon, good question. I think that the biggest challenge is finding motivated sellers that are open to creative financing deals. I wonder how others qualify potential sellers?

One of the biggest challenges for me is my age. Brokers, lenders, and sellers don't take me too seriously sometimes - especially in the commercial arena. However, that problem has made me much more organized and professional in my approach.
I just figure one day they will work for me ;D

I think that's one problem that most of us would actually like to have. But that's great that you've turned a negative into a positive. Keep it up.

I categorize real estate investing as actually 2 businesses, dealmaking and rehab/renting. Dealmaking is hard for beginners. A beginner don't have the veteran knowledge to get that edge against your competition. They have to fail alot at lead generation to learn how to do it well. I struggled with consistent marketing efforts. I would jump from one form of lead generation to another. Last year, I changed that pattern. I spent 2-3 months on a method before moving on to the next one. Eventually, I found that I like direct mail. It was even fun. Making offers! I think most beginners don't make enough offers. Some people are very smart, but they are not comfortable enough socially. The investors that seem to have the hardest time are the ones that don't know how to deal with people, especially angry, depressed people. Then, there are some investors who are afraid to answer their phones, or meet sellers. 1) Lead Generation 2) Consistency 3) Making offers 4) personal/social

There are a lot of companies that deals in properties but property management companies in charleston is the best if you want to buy commercial properties and residential properties.these properties are well located and well furnished also.
